Originally built in 1885 and thoughtfully converted to a private residence in 1923, this two-story historic carriage home blends its early architecture with everyday functionality. The layout offers privacy across two levels. On the main floor, you'll find two bedrooms and a full bathroom, along with direct access to the outdoor areas - an easy transition between indoor comfort and open air. Upstairs, the home opens into a relaxed living room, dining area, and kitchen, creating a central gathering space filled with natural light. The primary bedroom is also located on this level and features an en-suite bathroom.

The home accommodates up to 6 guests across 3 bedrooms with 3 beds. Each bedroom provides a comfortable place to rest at the end of the day, whether you are returning from an afternoon exploring historic sites or easing into a quiet morning before heading out again.
Kitchen & dining
The upstairs kitchen offers a full kitchen where you can prepare meals at your own pace. A dining table nearby makes it easy to gather for breakfast before setting out on foot or to wind down with a shared dinner in the evening. A dishwasher helps keep cleanup simple, and the layout keeps everything conveniently arranged on one level.

Neighborhood
Step outside and you're immersed in one of the most walkable areas of St. Augustine. Restaurants, breweries, shops, and historic landmarks are just moments away on foot. When you're ready for coastal scenery, Vilano Beach and other shoreline spots are an easy drive away, offering a refreshing change of pace from the cobblestone streets.

Overall, our experience was positive with a few caveats. Having brought our bicycles, we were able to see all of historic St Augustine. We never tired of riding through Lincolnville seemingly seeing new things each and every ride. But the property is in walking distance of many of the historic sites and buildings. We took many walks to restaurants, museums, and galleries. Pay attention to local events such as the Lions Seafood Festival. Wish we knew of the St Augustine Amphitheater. Many concerts with great performers e.g. Willy Nelson The carriage house is beautifully decorated. The rooms are small but comfortable. And the porch was a welcome spot to rest, observe nature, and watch the tourists and Flagler college students going to and fro. The kitchen fully equipped and cooking friendly with everything you might need including a Growler for beer from the Dog Rose Brewery around the corner. A filtered water spigot in the sink was a nice feature. Beds were comfortable. AC and heat easily controllable and fans in every room. The outdoor seating area was not usable as the wooden deck is broken and needs replacement. And the grounds were covered with leaves from the huge live oak tree on the corner of the building. Around the 5th week of our stay, landscapers came and cleaned, but wind and leaf fall covered the area in a short time. The landscaper said they came every 2 weeks. We only saw them that one time. The rattan furniture in the living room is old and uncomfortable. An upgrade would help. There were tv's and cable/streaming apps in every bedroom with many channels available. In one room, the cable box was not working. We never called because we didn't use that room but for a few short guest stays. The management company responded to an early call to add a day, but never once checked in on us to see how things were going. We didn't really need them, but it would have been a nice gesture. We would recommend this place for short or long term rent
