St. Augustine has a way of slowing everything down - the kind of place where a morning stroll through cobblestone streets turns into an afternoon of unexpected discovery, and evenings find their own quiet rhythm. This 1885 carriage house puts you right in the middle of it all, tucked into the historic district with two levels of character-filled living space and a private base that feels genuinely at home in its surroundings. Sorry, No pets.

 

Living space

The two-level layout gives the home a natural sense of flow. Downstairs, two bedrooms and a full bathroom anchor the main level, with easy access to the outdoor areas. Upstairs, the living room, dining area, and kitchen connect into one open arrangement - the kind of space where gathering together feels easy and unhurried. Air conditioning, heating, and a ceiling fan keep things comfortable in every season, while WiFi, a dedicated workspace, and an HDTV take care of everything from a remote workday to a relaxed evening in.

 

Sleeping arrangements

Three bedrooms with three beds accommodate up to six guests. The primary bedroom is located on the upper level with its own en-suite bathroom. The two additional bedrooms sit on the main level, each offering a calm and private retreat.

 

Kitchen & dining

Upstairs alongside the living and dining areas, the kitchen is fully equipped for everything from a quick breakfast to a proper sit-down meal. You'll find a refrigerator, stove, oven, microwave, dishwasher, coffee maker, toaster, dishes, silverware, and cooking basics on hand. A dining table brings the whole space together for meals shared at your own pace.

 

Outdoor living

Several outdoor spaces give the home room to breathe at different points in the day. A covered front porch and shaded patio offer easy spots to settle in, while the garden deck is set up for grilling with barbecue utensils included. A covered balcony above looks out over the neighborhood - a natural perch to catch a breeze and take in the streetscape as the day moves along.

 

Comfort & convenience

The practical side of the home is well covered. A washer and dryer handle laundry, while a private entrance and self check-in via keypad mean arrival is simple and on your own schedule. Bathroom essentials, a hair dryer, iron, hangers, and bed linens are all provided. Free driveway parking accommodates up to three vehicles on premises.

 

The neighborhood

The home sits in one of St. Augustine's most walkable pockets, with local restaurants, breweries, shops, and historic landmarks all reachable on foot. When the pull of the coast draws you out, Vilano Beach is just a short drive away.

A Summery Winter Retreat
Overall, our experience was positive with a few caveats. Having brought our bicycles, we were able to see all of historic St Augustine. We never tired of riding through Lincolnville seemingly seeing new things each and every ride. But the property is in walking distance of many of the historic sites and buildings. We took many walks to restaurants, museums, and galleries. Pay attention to local events such as the Lions Seafood Festival. Wish we knew of the St Augustine Amphitheater. Many concerts with great performers e.g. Willy Nelson The carriage house is beautifully decorated. The rooms are small but comfortable. And the porch was a welcome spot to rest, observe nature, and watch the tourists and Flagler college students going to and fro. The kitchen fully equipped and cooking friendly with everything you might need including a Growler for beer from the Dog Rose Brewery around the corner. A filtered water spigot in the sink was a nice feature. Beds were comfortable. AC and heat easily controllable and fans in every room. The outdoor seating area was not usable as the wooden deck is broken and needs replacement. And the grounds were covered with leaves from the huge live oak tree on the corner of the building. Around the 5th week of our stay, landscapers came and cleaned, but wind and leaf fall covered the area in a short time. The landscaper said they came every 2 weeks. We only saw them that one time. The rattan furniture in the living room is old and uncomfortable. An upgrade would help. There were tv's and cable/streaming apps in every bedroom with many channels available. In one room, the cable box was not working. We never called because we didn't use that room but for a few short guest stays. The management company responded to an early call to add a day, but never once checked in on us to see how things were going. We didn't really need them, but it would have been a nice gesture. We would recommend this place for short or long term rent
