this cost of $75.00 (seventy-five dollars) will cover accidental damage up to $3000.00 (three thousand dollars). Damage Protection Fee is  non- refundable. A 3% convenience fee applies to all credit card transactions.  



Payments must be made in the form of a check, MasterCard, Visa, or Discover.  When paying with a credit card, a 3% convenience fee will be charged.   Full payment is due at time of reservation.  If paying by check, a credit card number must be taken and verified, and a heck must arrive at Suncastle Properties office no more than (7) days after the agreement is signed.  



All keys received by tenant MUST be returned to the office at the end of your stay.  If the office is closed, a drop box is located along the right side of the door.  If all keys are not returned to the office, the Tenant will have $75.00 deducted from their security deposit.  In addition, a $100.00 fee will be charged for any garage door openers given to tenant and not returned.



Tenants who lock themselves out of their unit during regular Suncastle Properties business hours, Monday thru Friday, 9:00 a.m. to 5:00 p.m. and Saturday 10:00 a.m. to 4:00 p.m., may pick up a key from our office at no charge.  If a Suncastle Properties Agent has to meet Tenant on property during business hours, a $25.00 fee plus expenses will be incurred.  After business hours, a Tenant meeting a Suncastle Properties Agent at the office will incur a $50.00 fee, plus expenses. If a Suncastle Properties Agent meets Tenant at the property after hours, a $75.00 fee will be incurred, plus expenses. These fees will be deducted from the security deposit.



Only the type of pet specified in the property description is permitted at pet friendly properties, as indicated.  A pet is considered a cat or dog, no more than 2 pets are permitted per unit. If Tenant chooses to bring pet(s) to one of these properties, Tenant shall pay a $300.00 non-refundable pet fee and shall be responsible for any damage caused by their pet(s).  If pet damage exceeds pet fee paid, additional cost will be charged to the card on file.  If a pet is found on premises without a pet fee, a $300.00  charge will be charged to the credit card on file. Pet(s) will be kept inside the property at all times, except when on a leash or otherwise restrained by and under full control of Tenant. Tenant is required to clean up after the pet(s) in any area of the property, including common areas. Pets may not disturb neighboring properties. No aggressive breeds or any mix thereof permitted.



Trucks, recreational vehicles, boats, or motorcycles are not allowed on Sawgrass Country Club Property. A copy of Tenantís vehicle registration and Drivers License must be on file at Suncastle Properties to ensure a vehicle pass.



Check in time is 3:00 p.m.  Check out time is 11:00 a.m. No exceptions will be allowed without prior approval from Broker or General Manager.  If Tenant plans to arrive after hours or on a holiday, please notify Suncastle Properties to make arrangements.  We are closed on Sundays and all major holidays.  Keys MUST be returned upon check out to the Suncastle Properties office (please see key policy above).



Oceanside Maintenance, Inc. will perform all departure cleanings.  NO EXCEPTIONS.  Should your unit not be cleaned to your satisfaction upon your arrival, please do not clean the unit.  Contact Suncastle Properties immediately.



Due to any unforeseen circumstance or condition which results in your reserved unit being unavailable, Suncastle Properties reserves the right to assign Tenant to comparable unit at the discretion of Suncastle Properties.  There will be no refund or monetary concessions made.



On occasion the unit that you are renting may have to be shown by a licensed real estate agent for future occupancy. In most cases 24 hr. notice will be given.



Suncastle Properties shall not be liable for any loss due to damage, theft, or otherwise to the contents, belongings, or personal effects of the Tenant, Tenantís family, Agents, employees, guests, or visitors of said property and premises.  Nothing contained in this provision shall relieve Suncastle Properties or Tenant from responsibility for loss, damage, or injury caused by its own.



There is absolutely NO smoking permitted in any property managed by Suncastle Properties.  If smoking is found in unit, or on screened enclosure, the Tenant will be deemed in breach of this agreement and will then be subject to one or all of the following:

   1.       A charge of $300.00 will be applied to the credit card on file.

   2.       Removal from premises immediately, thereby forfeiting deposit and prepaid rent.



All repairs or maintenance issues must be referred to Suncastle Properties.  No Tenant has authorization to call anyone to perform any repair or maintenance issue.  Doing so, the Tenant will be totally responsible for any monies owed for that repair and Tenant would be in breach of this agreement.



Garbage must be placed in plastic bags, tied securely, placed in garbage receptacle, and disposed of in the bin area or dumpster.



45 DAY NOTICE REQUIRED ON ALL RENTALS or will forfeit all payments made towards the reservation unless tenant has Travel Insurance, then a claim may be filed through CSA Travel Protection.



The State of Florida requires disclosure of the statement below prior to taking procession of a rental property.



Radon is a naturally occurring radioactive gas that, when it has accumulated in a structure in sufficient quantities, may present health risks to people who are exposed to it over time.  Levels of radon, which exceed federal and state guidelines, have been found in buildings in Florida.



Every tenant should be advised that any real estate property to which a residential dwelling was built prior to 1978 is notified that such property may present exposure to lead based paint that may place young children at risk of developing lead poisoning.

As a renter of the premises, the undersigned certifies that they were provided with a copy of the foregoing notifications at the time of or prior to the execution of the rental agreement or lease.
